Most appliance advice is written for a national audience. Lifespan estimates, maintenance intervals, failure patterns, and repair guidance are almost always based on average conditions across the country.

Florida is not average conditions.

The heat, humidity, hard water, and storm activity that define life in Florida and Georgia create an operating environment that pushes major appliances harder and wears them faster than the same equipment would experience almost anywhere else in the country. Nationally published appliance lifespan estimates are a starting point, but they routinely run optimistic for this region.

We’ve been servicing appliances across Florida and Georgia for over 30 years. What follows is what we’ve actually learned about how this climate affects the equipment in your home, and what you can do to get the most out of it.


The Three Forces Working Against Your Appliances

Before getting into specific appliances, it helps to understand what’s actually happening at the climate level. Three conditions in Florida and Georgia work against appliances in ways that most homeowners don’t fully account for.

Heat. Florida averages higher year-round temperatures than most of the United States. For cooling appliances, particularly refrigerators and freezers, this means the compressor runs longer and more frequently to maintain interior temperatures against a warm exterior environment. A refrigerator that completes three or four cooling cycles per hour in a northern climate may run six or more in a South Florida kitchen. Over a decade of daily operation, that difference in compressor load adds up to meaningful wear.

Humidity. Florida’s annual average humidity ranges between 70 and 90 percent. That moisture level affects appliances in multiple ways: it accelerates corrosion on metal components, promotes mold and mildew growth inside washers and dishwashers, degrades rubber gaskets and seals faster than dry conditions would, and adds to the burden on refrigeration systems that must manage moisture inside the cabinet as well as temperature.

Hard water. Much of Florida sits on limestone bedrock, and the groundwater reflects it. Hard water carries elevated concentrations of calcium and magnesium that deposit inside any appliance that uses water regularly. Washers, dishwashers, ice makers, and water dispensers are all affected. Over time, mineral buildup clogs components, forces motors to work harder against restriction, and shortens the service life of parts that would otherwise run much longer.

None of this means your appliances are destined to fail early. It means the margin for neglected maintenance is thinner here than in other parts of the country.


Refrigerators: The Appliance That Never Gets a Break

A refrigerator runs 24 hours a day, 365 days a year. It never gets a rest cycle. In Florida, it also never gets the benefit of a cool season to reduce the thermal load on the compressor.

Nationally, a full-size refrigerator is expected to last somewhere between 12 and 17 years. In Florida, a more realistic range for most households is 10 to 14 years, with feature-heavy models like French door units trending toward the lower end. The primary culprit is compressor fatigue from sustained heat exposure.

The single most effective maintenance step for a Florida refrigerator is cleaning the condenser coils. These coils, located at the bottom front or lower rear of most units, release heat from the refrigerant as part of the cooling process. When they’re coated in dust, pet hair, and debris, the refrigerator can’t shed heat efficiently and the compressor compensates by running harder. In a typical northern climate, cleaning the coils once a year is sufficient. In Florida, twice a year is a reasonable interval given how quickly dust and debris accumulate in homes with air conditioning running constantly.

The second maintenance item is the door gaskets. The rubber seals around refrigerator doors wear faster in humid conditions, cracking and stiffening in ways that prevent a complete seal. When a gasket fails, warm humid air enters the cabinet on every door opening and the refrigerator runs longer to compensate. The test is simple: close the door on a piece of paper. If you can pull it free without resistance, the gasket isn’t sealing properly. Gasket replacement is an inexpensive repair and one that directly protects the compressor from unnecessary wear.

One additional Florida-specific note: refrigerators kept in garages face significantly more stress than those in air-conditioned kitchens. A garage in South Florida or Georgia in July can sustain temperatures well above 90 degrees. Most residential refrigerators are not rated to operate efficiently at ambient temperatures above 110 degrees, and many struggle noticeably above 90. If you keep a secondary refrigerator or freezer in your garage, it is working considerably harder than the same appliance would in a cooled space.


Washers: Mold, Minerals, and the Front-Load Problem

Florida and Georgia are among the most challenging climates for washing machines, and front-load washers in particular.

Front-load washers are more energy-efficient than top-load models and gentler on clothes. They are also more prone to mold and mildew growth in the door gasket and drum area, because water tends to pool in the rubber bellows around the door after cycles complete. In a dry climate, this moisture evaporates between uses. In a Florida laundry room with humidity that rarely drops below 60 percent indoors, it does not.

The result is the musty smell that Florida front-load washer owners know well. Left unaddressed, the mold works its way into the drum and the plumbing inside the machine and becomes increasingly difficult to remediate.

The fix is consistent and simple but requires the habit: leave the washer door ajar between uses. Every time. This allows airflow through the drum and gasket area and is the single most effective thing you can do to prevent mold accumulation in a humid climate. Running a monthly cleaning cycle with a washer cleaner like Affresh addresses buildup that does accumulate, but it doesn’t replace the open door habit.

Hard water is the second washer concern in Florida. Calcium and magnesium deposits build up inside the drum, in the pump, and on the inlet valves. Over time this buildup forces motors to work against restriction and can contribute to pump failures that are otherwise premature. Using a hard water additive in your wash cycles and descaling the machine periodically reduces this accumulation.

Top-load washers don’t have the same mold vulnerability as front-loaders, but they are equally exposed to mineral buildup from hard water. The same descaling habits apply.


Dryers: The Vent Problem Is Worse Here

Dryer maintenance advice is consistent across every climate: clean the lint filter after every load, and have the vent cleaned periodically. In Florida and Georgia, the vent cleaning interval matters more than most homeowners realize.

Humid air moving through a dryer vent creates conditions where lint adheres to duct walls more aggressively than in dry climates. Lint accumulates faster, vent restriction builds sooner, and the two consequences are a fire hazard and a dryer that runs longer cycles on every load as it struggles to exhaust properly. A dryer working against a restricted vent also puts additional thermal load on the heating element and cycling thermostat, both of which wear faster under those conditions.

In most markets, annual vent cleaning is the standard recommendation. In Florida homes with longer vent runs, multiple turns, or flexible ductwork, twice per year is not excessive, and any time a dryer starts taking noticeably longer to dry a standard load, the vent is the first thing to check before assuming a component has failed.


Dishwashers: Hard Water Is the Primary Enemy

Hard water and dishwashers are a difficult combination in any market. Florida compounds it because the water is consistently hard across much of the state.

Calcium deposits coat the spray arms over time, reducing water pressure to individual jets and leaving dishes spotty and poorly cleaned. The same deposits build up on the heating element, reducing its efficiency and accelerating wear. Mineral buildup in the pump and filter contributes to drainage problems that often look like a mechanical failure but are really a maintenance failure.

Running a dishwasher cleaning cycle monthly, keeping the filter clean, and using a rinse aid consistently are the practical steps. For Florida homes with particularly hard water, checking the spray arm jets quarterly and clearing any that show visible mineral blockage keeps the machine performing at the level it was designed for.


One Risk Florida Homeowners Underestimate: Power Surges

Florida averages more lightning strikes per square mile than almost anywhere in the United States, and the storm season that runs from June through October generates frequent grid fluctuations that most homeowners never notice until an appliance stops working.

Modern appliances are controlled by electronic boards that are more sensitive to voltage spikes than the simpler mechanical components they replaced. A surge that trips a breaker is obvious. A brownout or a brief spike that doesn’t trip anything is not, and that low-level event can damage a control board silently, showing up days or weeks later as an appliance that behaves erratically or stops functioning without any apparent cause.

Whole-home surge protection is the most comprehensive solution, and for a home with $5,000 to $10,000 worth of major appliances, it’s a reasonable investment. Point-of-use surge protectors on individual appliances offer partial protection. At minimum, unplugging major appliances when a significant storm is forecast reduces the exposure to the most severe surge events. This is one of the less-discussed causes of premature appliance failure in Florida, and it’s worth naming because the failure mode often looks like a random electronic fault rather than the weather-related damage it actually is.


The Bottom Line for Florida and Georgia Homeowners

Your appliances work harder here. That’s not a complaint, it’s physics. The heat, humidity, hard water, and storm exposure that come with living in this part of the country add cumulative stress to every major appliance in your home.

The good news is that most of the consequences are manageable with maintenance habits that take more discipline than time or money. Clean the condenser coils. Check the door gaskets. Leave the washer door open. Keep the dryer vent clear. Descale the dishwasher and washer filters. Protect against surges.

None of it guarantees your appliances will reach the high end of their expected lifespan. But it meaningfully improves the odds, and it keeps the repairs you do need from becoming the repairs you didn’t see coming.
